We're looking for a Rental Property Manager to lead the day-to-day operations, financial performance, and regulatory compliance of our residential and commercial rental portfolio, including our House to Home Lease-to-Purchase program. You'll own budget accountability, tenant relations, maintenance coordination, and reporting for a multi-site affordable housing portfolio, while supervising a Maintenance Technician.
COMPENSATION: $45,000 - $55,000 annually, Full-time benefits eligible position
JOB DUTIES INCLUDE:
- Manage the full residential and commercial rental portfolio, including leasing, inspections, maintenance, and vendor relationships.
- Develop and manage property budgets; deliver monthly P&L statements, variance analysis, and delinquency reporting.
- Ensure compliance with LIHTC, HOME, HUD, KHRC, and Fair Housing regulations.
- Build tenant relationships and support renters transitioning to homeownership.
- Maintain preventive maintenance, capital improvement, and unit upgrade plans.
- Track portfolio KPIs and deliver regular performance reports to leadership and the Project Development Committee.
QUALIFICATIONS:
- 2–4 years of property management experience; affordable housing, LIHTC, or Section 8 experience strongly preferred.
- Strong financial acumen, including budgeting, P&L, and variance analysis.
- Proficiency in MS Excel and a property management system (Yardi, AppFolio, or similar).
- Excellent communication and organizational skills; ability to manage multiple properties and deadlines.
- Reliable personal vehicle and smartphone for property visits.
- Bilingual English/Spanish a plus.
